We look at the real conditions — structure, ceiling heights, services, access, site constraints.
Understand the goal
What you want out of it: more space, rental income, resale value, or somewhere better to live.
Flag the blockers
We flag the permit, code and structural issues we can identify during the visit, and tell you where further drawings, engineering or municipal confirmation may be needed.
Talk budget honestly
Whether the scope and the budget line up. If they don’t, we’ll say so and suggest what to cut or phase.

An itemised quote with allowances, exclusions and a realistic schedule, sent through afterwards.
