Kitchens, bathrooms, whole-floor reworks and additions. Renovations are where surprises live — what’s actually behind the wall, whether that wall is structural, whether the existing electrical will pass. We open things up, tell you what we found, and reprice honestly rather than quietly absorbing it into a change order at the end.
If you’re living in the house during the work, say so at the consultation. Dust control, phasing and which rooms stay usable are all things we’d rather plan around than apologise for.

A legal secondary suite can create a separate rentable dwelling where the property and design meet applicable requirements — and it is one of the easiest things to get wrong. Unpermitted or non-compliant work can create permitting, insurance and resale complications.
The first thing we do is tell you whether your property can legally carry a suite at all — ceiling height, window wells, entry, parking. If the answer is no, you hear it at the free consultation, not after drawings have been paid for.

An infill project is new residential construction inside an already-established community, typically on a vacant or underused lot, or replacing an older home. Because the site is part of a working neighbourhood, more has to be planned up front — existing utilities, neighbouring properties, access, setbacks and municipal requirements. Heritage Hill coordinates it from the property assessment through drawings, permits, engineering and construction.
Considering a lot before you buy it? Bring the address to the consultation. Lot dimensions, land use, setbacks, servicing, access and existing site conditions can materially change what is practical to build — Heritage Hill would rather identify that before you commit to the property.

Low-density multi-unit residential projects — triplexes, fourplexes and compatible rowhouse-style developments, where permitted. Unit layout, servicing, structural design, fire separation, access and inspections all have to work together, so the planning happens before the first wall is framed. Heritage Hill works with homeowners, investors and developers, coordinating drawings, engineering, permits, trades and inspections through handover.
Can my property support a multiplex? That depends on the property, applicable land use, lot conditions, servicing and the design being proposed. Heritage Hill can review the project first, before significant money is committed to drawings or construction.
